I didn’t walk away from my career; I stepped into something greater. A new chapter built on discipline, experience, and commitment to
helping people win at a higher level.
After 20 years in the mortgage business, I reached a point where I knew something had to change. Not because I had to, but because I wanted more.
More control. More purpose. More impact.

I had built a successful career, helped hundreds of families, and learned the business inside and out. But deep down, I knew I wasn’t building something of my own. And that matters.
My foundation started early. In high school, I was driven by athletics, discipline, and desire to lead. That mindset earned me an Army ROTC scholarship to Louisiana State University, where I learned quickly that discipline creates results.
After graduation, I was commissioned as an officer in the United States Army and eventually rose to the rank of Captain. At 23 years old, I was responsible for leading soldiers, real responsibility, real pressure, and real accountability. That experience shaped everything.
It taught me that leadership isn’t about titles; it’s about ownership. It taught me that success is never individual; it’s built through people. And it taught me that discipline will always separate those who talk from those who execute.
After 4 years of service, I made another important decision.
I wanted a family.
That meant stepping away from a military career and transitioning into civilian life; a move that wasn’t easy. But it led me to the mortgage business, where I spent the next 20 years building a strong career. I learned how to navigate complex financial decisions, guide clients through major life moments, and perform in high-pressure environments. But more importantly, I built a family.

My wife, Megan, and I have been blessed with three incredible kids: Addy, Emerson, and Prescott. They are my why behind everything I do. I’m also a third-generation Dallas native, raised in the Lakewood neighborhood, and today, I’m raising my family in the same home I grew up in. This isn’t just where I work. It’s home. It’s history. It’s personal. That connection gives me a level of insight and understanding of this market that goes far beyond data; it’s something you only gain by living it.
Over time, something became clear. When you build your career inside someone else’s system, there are limits to what you control. That realization didn’t frustrate me; it clarified something. If I wanted full control over my future, I had to build it myself. So I made a decision most people avoid, I started over at the age of 50. With three kids at home, real responsibility, and zero interest in playing it safe.

I committed fully. I went all in. I made the calls. I put in the hours. I invested in learning. I stayed consistent when others were stepping away.
And in a market where many agents were leaving the business, I was just getting started; earning recognition as a Rising Star in my first year. But this isn’t about awards. It’s about alignment. Everything I’ve done, from the military, to mortgages, to leadership, has led me here.

Real estate isn’t just another career for me. It’s where my experience, discipline, and purpose all come together.
Today, I help clients make one of the most important financial decisions of their lives with clarity, strategy, and confidence.
And I do it with a level of ownership that only comes from building something that’s truly yours.
As a local resident with deep market knowledge, I approach every client’s goals as if they were my own.
With a 20-year background in mortgages, and a third-generation Dallas native, I bring a strategic advantage that most agents simply don’t have. I understand not just how to sell a home, but how to position it to maximize the outcome. I know the market and rely on data to drive smart decisions, understand that real estate is ultimately a numbers game. My communication style is direct and efficient, ensuring I never waste my clients’ time. I focus on selling properties effectively and quickly, while also having honest, sometimes tough conversations about pricing, so clients stay informed and realistic.
My approach is simple:
Clear communication.
Data-driven strategy.
Disciplined execution.
I believe in honest conversations, strong expectations, and delivering results at a high level.
I’ve built my business the same way I’ve built my life, through consistency, relationships, and trust.
Sincerely,

GP Theriot IV
